eEdge Power Day a Huge Success for Orlando Real Estate Agents!

Fourty Keller Williams Realty agents joined their eEdge Ambassadors in the Waterford Lakes Market Center for an all day eEdge Power Day! They started out by learning how to use the KW Intranet and how to set up their eEdge account and website.

 

 

Keller Williams Real Estate Agents become students to learn technology to help their buyers and sellers.

After a break for lunch from Quizno’s, George Freelove, from Keller Williams Lake Nona taught real estate agents how to manage their database and import their contacts into eEdge. He shared some of the contact templates that he uses to follow up with his own contacts. George explained that it is very important to keep in communication with the people you know, so when a person is ready to buy or sell, you are the one that comes to their mind first. The best way to do this is by utilizing the many forms of communication; email, direct mail and even text messaging.

 

 

 

 

Orlando Real Estate Agents learn how to use the internet to market for their clients.

Dean Gonzalez, from Keller Williams Waterford Lakes took the floor and taught everyone how to create marketing campaigns within eEdge. He showed how he customizes his campaigns to market to his contacts more effectively. Dean also showed how to create fliers so real estate agents can market their seller’s home on the internet. Dean explained that social media is blooming and it is important to utilize not only Facebook and Twitter, but also YouTube. Video is quickly becoming the marketing of today, and if a real estate agent wants to make sure they market effectively, they need to utilize YouTube.

 

 

 

Real estate agents took copious notes throughout the day! There was a lot of information, and they didn’t want to miss a single piece!

 

Lisa D’Aloise, from Keller Williams Oviedo finished the course by teaching how to use eEdge for Contract to Close. In this section, Lisa taught real estate agents how to create documents and send them online to their buyers and sellers for electronic signatures. This saves about two hours and allows both real estate agents and clients alike to complete documents when it is convient. Society today has allowed instant gratification to take hold, and learning to use techonology while working with younger generations, is cructial in the real estate industry.

What’s the Best Season to Sell My Home?

Florida home owners are entering the peak season to sell their homes. After the holidays, buyers tend to start getting more aggressive with their house hunting. Search activity usually peaks around March or April in most states, according to a new study of home searches from 2007 to 2012 conducted by Trulia.

 

In September, searches slow down. By December buyer searches ebb to their lowest point of the year.

 

“Home-search activity swings with the seasons in every state,” says Jed Kolko, chief economist of Trulia. “Buyers and sellers can use these ups and downs to their advantage. Sellers looking for the most buyers should list when real estate search traffic peaks. Buyers, however, should think about searching off-season, when there is less competition from other searchers.”

 

The study revealed seasonal patterns of search activity state to state. Here are the months when online real estate searches peak in every U.S. state:

 

  • January: Hawaii
  • February: Florida
  • March: Arizona, California, Delaware, Georgia, Idaho, Iowa, Kentucky, Maryland, Massachusetts, Michigan, Missouri, Nebraska, Nevada, Ohio, Oklahoma, Pennsylvania, Virginia, Washington
  • April: Colorado, Connecticut, District of Columbia, Illinois, Indiana, Kansas, Minnesota, New York, North Dakota, South Dakota, Utah, West Virginia, Wisconsin
  • May: Real estate activity does not peak in any state
  • June: Mississippi
  • July: Alabama, Alaska, Arkansas, Louisiana, Maine, New Hampshire, New Jersey, New Mexico, North Carolina, Rhode Island, South Carolina, Tennessee, Texas, Vermont, Wyoming
  • August: Montana and Oregon

Business to Business Relationships Help You Close 40 Extra Deals!

Keller Williams Advantage Group Productivity Coach, Lana Groetsch taught a class in the KW Waterford Lakes office called Business to Business Lead Generating. Twelve real estate agents saw this class on the calendar and were intrigued enough to spend one hour learning how to build their business.

 

Real estate agents learned how to complete 40 extra deals per year by focusing on giving and receiving referrals through outside vendors. Lana showed how 100 business contacts can convert into five appointments per week which can then turn into an extra $192,000 per year.

 

Agents learned how and where to find vendor contacts, scripts for what to say once that contact was on the phone, and how to stay in contact with those contacts throughout the year.

 

“The key to achieving those 40 deals each year is to build the relationship between the agent the business,” says Groetsch. “Once the relationship has been started, it is a matter of keeping in touch to make sure that the agent sends business to the contact and asks for business in return”.

Home Owners Get Back to Remodeling Residences

As the housing market rebounds, more home owners are remodeling their homes again,  according to industry reports.

 

Remodeling has been far from its peak in recent years as home owners delay projects due to the sluggish economy. In 2007, the remodeling industry peaked at more than $325 billion, but revenues in this sector fell 16 percent in 2011.

 

So why the sudden upturn in remodeling?

 

The increase in remodeling activity is coinciding with a rise in home prices. “Just as falling prices discouraged home owners from repairing or expanding a house, rising prices have given them confidence to undertake a delayed project,” NBC News reports.

 

More home owners are also looking to improve the energy efficiency of their homes, partially spurred by government incentives to do so and partly because they’re seeking ways to offset rising energy costs. Also, older home owners reportedly are retrofitting their houses to prepare for retirement.

 

Additionally, younger households are now taking on delayed projects to accommodate growing families. Furthermore, the high number of foreclosed homes in need of TLC is also causing remodeling activity to pick up, according to a report by the Harvard Joint Center for Housing Studies.

 

“All those homes that have gone through foreclosure or short sales are now coming back on the market,” says Kermit Baker, a senior fellow at the center. “In a lot of cases these properties have been abandoned for the last few years. So you’ve got some properties in pretty tough shape.”

 

As the economy continues to improve, remodeling is expected to increase, says Tom O’Grady, president of O’Grady Builders in Drexel Hill, Pa.
